Detailed planning application for Howard of Effingham School submitted

Howard of Effingham School and Berkeley Homes (Southern) Ltd have submitted the detailed planning for the replacement of the Howard of Effingham School, associated playing fields, MUGA, parking and landscaping works, in planning application 19/P/01451.

This is a Reserved Matters application pursuant to hybrid application 14/P/02109 , which was initially refused by Guildford Borough Council, but was allowed on appeal subject to conditions, as reported in our post here, where the Inspectors report can be read.

As outline planning permission has already been approved for the site, comments can only be made on the detail of the design of the School and its playing fields. Comments can’t be made on what may or may not happen on the rest of the Effingham Lodge Farm site, as detailed plans have not yet been submitted. It should be noted that the boundaries of the School have been reduced from those submitted to the planning appeal. In particular the green space alongside Lower Road has been much reduced, and size of the playing fields has been reduced, which could affect the views to Thornet Wood. Playing pitches are now more closely packed together than originally shown. The landscaping of the school site should be consistent with the overall plans for the site. The Planning Inspectors conditions and comments in granting the Appeal are important in determining whether or not the planning application is acceptable or not.

Anyone who wishes to comment on the planning application, should do so by 4 October 2019 via the Guildford Borough Council Planning Department wesbsite here
