GBC refuse 99 homes on the Howard of Effingham School site

Berkeley Homes application to build 99 homes on the Howard of Effingham School site, planning application 21/P/00428, was refused by Guildford Planning Committee on Monday.

Development of the site has outline planning permission, granted after the appeal in 2018. The 99 homes can only be built after the new Howard of Effingham School has been built on the Effingham Lodge Farm site.

Councillors raised concerns about the number of “bonus” rooms, which could be used as extra bedrooms. The key concern however was the harm to heritage assets in the neighbouring church and graveyard. The full decision will be posted in the GBC website in the next few days.

  1. At last councillors willing to look at the “harm” that underpins these developments and is often buried in the mountain of documents and details submitted by developers. Hope this resolve lasts as they look at the “land and expand” tactics of this particular party.
